Coonan Property Maynooth Naas and Celbridge were delighted to sell a superb farm at Rostalla Kilbeggan Co. Westmeath immediately after public auction.
The property was offered for sale by Public Auction on 17th May in Johnstown House Hotel, Enfield. The farm was offered to a busy auction room in 3 lots. The first lot consisting of 154 acres with yard and was opened at €1,700,000 and proceeded briskly to €1,900,000. Lot 2 was bid to €2,200,000. From early days it was evident that the bulk of the interest was in the entire and bidding opened for Lot 3 at €4,200,000. Two bidders battled it out until it reached €4,500,000. At this point the property was withdrawn from the auction to an agent acting on behalf of a client. A deal was agreed for a substantially higher figure to the agent acting in trust.
The substantial farm consists of a prime farm of 458 acres or thereabouts. The lands which are mainly in grass are laid out in several good-sized divisions and are all surrounded by trees and mature hedgerow. The property has good frontage to the public road (L5202) and has also frontage and access to the N52 national road between Kilbeggan and Tullamore.
The farm contains approximately 100 acres of forestry lands which consists of a mix of ash, oak and Sitka spruce. The forestry was planted in 1999 and is in two divisions.
The lands have the benefit of farm buildings which can accommodate 500 cattle and consist of a ten bay double and an eight bay double slatted house with central feed passage as well as four bay double shed ideal for machinery or fodder. There is also a large spans for silage as well as a covered cattle crush and sheep dipping area.
The property is serviced by well water with piped water to all fields. The holding is a prime farm of lands that has been well farmed over the years. There is very little waste on the lands and consists of good quality free draining lands.
The property is located south of Kilbeggan town off the M6 motorway and is just 8 km north of Tullamore. It is just 2km from Junction 5 on the M6 motorway and is mainly situated between the L5202 road and the N52 national route.
