Coonan Property sold approx. 144 acres (58.27 ha) at Grange, The Naul, Co. Dubin for €2,775,000 and approx. 43.4 acres (17.56 ha) including two residences at Piercetown, Dunboyne, Co. Meath (in lots) for a total of €2,420,000 at Public Auction on Wednesday 22nd October at the Dunboyne Castle Hotel, Dunboyne.
The properties were offered to a packed room with lands at Grange going up for sale first. Bidding opened for this prime farmland at €2 million with the bidders bringing it to €2,725,000 before the auction broke for an instruction from the vendor. Following the interval, the farm was placed on the market and bidding increased to €2,775,000 and was knocked down to a local businessman. This sale price equates to a price per acre value of just under €20,000 per acre.
Following a short interval, the lots at Piercetown, Dunboyne, Co. Meath were offered to the room. These properties garnered significant interest and brisk, competitive bidding ensued. Bidding for Lot 1 – Black Bull House on approx. 11.8 acres started at €400,000 and was quickly placed on the market at €480,000 and subsequently sold for €795,000 to a local agent acting on behalf of a client. Lot 2 – derelict residence on approx. 8.7 acres opened at €200,000 and was placed on the market at €400,000 and sold for €705,000, again to a local agent on behalf of a client. Lot 3 – approx. 12.94 acres quickly followed with bids starting at €250,000, the land was placed on the market at €300,000 and following the same trend as the previous lots was sold at €430,000 to a local agent once more. The final lot 4 – approx. 10 acres proved popular and was placed on the market at €250,000, following a flurry of bids it was then sold at €490,000 to a local landowner. Collectively, the sale price of all 4 lots equates to a price per acre value of over €55,000 per acre.
