Coonan Property sell c. 80 acres for almost €21,000 per acre at Public Auction

80 acres Ballyburn Castledermot Co. Kildare

Coonan Property sold a superb 80 acre farm at Castledermot Co. Kildare for €1,655,000 or almost €21,000 per acre under the hammer in Lawlor’s Hotel Naas yesterday.  To a packed auction room the bidding opened at €1,000,000 and went quickly to €1,450,000 with 4 bidders participating.  Then 2 bidders got involved and the property quickly reached €1,610,000 at which point it was placed on the market.  The remaining 2 bidders fought it out until it was sold to a Carlow based farmer for €1,655,000.

The 80 acres consist of prime quality free draining lands in an excellent location. The lands are presently in stubble and are laid out in one large division. The lands have been in tillage in recent years and consist of the highest quality free draining soils. There is development potential for a superb residential site, agricultural enterprises and/or renewable energy development (STPP). The lands are in close proximity to national transport routes including the M9 motorway (Junction 4) and the R448 Naas to Carlow regional road.

Lot 1 was withdrawn at €570,000 and consists of a detached period residence extending to approx. 158 sq.m. (1,700 sq.ft.) on approx.. 7.5 acres. The original building dates back to 1769 with extensions and modernisation over the years meaning the property is an attractive family home.

The yard and outbuildings are adjacent to the house. The concrete hard-core area contains 4 sheds consisting of a 3 bay barn, stables, 8 bay barn with double lean-to with dual access from the public road and the adjacent access road

This property is ideally situated to enjoy a quiet countryside lifestyle while also being only approximately 2km from access to the M9 motorway. Junction 4 provides easy access to both Dublin and Waterford cities while the local towns of Castledermot and Carlow are just 5km and 10km away respectively.
