The property consists of a landbank extending to approx. 37 acres (14.97 ha) in a high profile position at Daingean road, Tullamore. The property has access onto the N52 Tullamore Ring Road and is approx. 1km from Tullamore town centre and approx. 12km from the M6 Motorway (Junction 5).

There is extensive road frontage to the Daingean Road and the N52.

Tullamore is located in the midlands region of Ireland and is a strategic location providing easy access to the rest of Ireland through its well-developed motorway links. Tullamore is part of what is known as the Midlands Gateway along with the nearby towns of Athlone and Mullingar.

Tullamore lies on the N52 national secondary road. This connects to Birr in the southwest of the county and continues towards Mullingar which is located to the northeast. At Kilbeggan (about 12km north of Tullamore) the N52 forms an interchange (Junction 5) with the M6 motorway which connects Dublin and Galway.

The N80 national secondary road connects Tullamore with Killeigh, Mountmellick and Portlaoise, travelling in a southwards direction. A number of regional roads run through the town such as the R420 connecting Tullamore to Moate, Clara and Portarlington, and the R421 which connects to Kinnitty.

As the county town of Offaly many government services are located here such as the headquarters of Offaly County Council, the Midlands Regional Hospital and HSE services along with government departments such as the Department of Agriculture and Department of Education & Skills. It is also an important industrial, retail and services centre for the county.

The town is also serviced by a railway station which is a stop on the main intercity routes between Dublin-Galway and Dublin-Westport/Ballina.

The subject lands are zoned with two objectives in the Tullamore Town & Environs Development Plan 2021-2027.

Industry Zoning Objective - The purpose of this zoning is to facilitate opportunities for industiral and warehousing uses, activities and processes which would in general give rise to land use conflict if located within other zonings. Appropriate uses in this zoning include for example, light and heavy industry, large scale warehousing, logistics, telecommunications infrastructure, energy and recycling and ancillary office space. It excludes retail warehousing. Significant landscaping is requried to be incorporated into design proposals.

Open Space, Amenity and Recreation - The use of land as 'Open Space' shall be taken to include the use of land for; parks, public woodland, pedestrian routes and greenways, riparian zones, housing estate open spaces, development incidental to the enjoyment of open space (including playgrounds, outdoor recreation centres and sports centres, civic/ market square, village greens, landscaped areas, shelters, sanitary conveniences, play equipment, dressing rooms and similar facilities). It also provides for the use of such land or such facilities for games, educational and recreational purposes. High standards of accessibility are essential.
