The subject lands are in a rural area consisting of farmland and one-off housing. The lands are served with the benefit of a river Liffey tributary flowing north-south within the border of the title, establishing valuable solitude and peacefulness.

With Intel Ireland in Leixlip and the Kerry Group in Naas, several major employers have set up shop in Kildare. These businesses currently make significant contributions to the health of the local and Irish economies. Naas is a prominent and vibrant area in the heart of Kildare, approx. 40km west of Dublin and approx. 9km off the M7 motorway.
