The property comprises of a regular shaped development site that extends to an area of approximately 3.68 ha (9 acres). The lands are laid out in one division and form part of a larger agricultural field. The present planning permission provides for the development of a petrol filling station, mixed use development of light industrial units and a new roundabout onto the R148.


Kilcock is a service centre for the north Kildare/south Meath area and is a relatively compact town with a medieval street pattern. The town is located primarily between the River Rye Water to the north and the M4 motorway (1.5 km) from town centre. Meath County Council’s administrative boundary adjoins the town core to the north.

The environs of to the north of the historic core have been designated for major growth within the County Meath boundary with the zoning of large tracts of land (with some presently being developed) for residential development.

It is situated 33 kms from Dublin adjacent to the M4 motorway. The nearby university town of Maynooth is approximately 4 kms to the east. Given the excellent road and rail connections to Kilcock, it is likely the town will continue to grow and develop and as a thriving suburb.

Many large employers have established their base in Kildare with Intel Ireland at Leixlip & the Kerry Group in Naas and these companies are now major contributors to the performance of the local and Irish economy.

In recent years Musgrave's have established their National Distribution Centre on the western side of Kilcock on the lands adjoining the subject site. This will create over 400 jobs when fully operational. In the centre of the town the same company have just recently developed a new shopping centre with Super Valu as the anchor tenant within the development. This also includes a number of smaller retail units to create a modern shopping centre.

Kilcock’s proximity to Maynooth, Leixlip, Celbridge and Dublin is a significant asset which continues to influence much of the life and commerce in the town.


The subject land has a zoning objective “Retail/Commercial” in the Kilcock Local Area Plan 2015 – 2021.

Planning Permission

There is planning in place on the subject lands for a petrol filling station, mixed use development of light industrial units and a new roundabout onto the R148. The planning reference numbers are 06/2152 for Kildare County Council and the An Bord Pleanála reference number is PL 09 226889.

The proposed development is for the construction of a mixed use development comprising 50 number single storey light industrial units, each with a mezzanine floor, with a combined gross floor space of 10,218 square metres which includes 46 number units of 193 square metres gross floor space each and four number units of 335 square metres gross floor space each, a petrol filling station of 100 square metres gross floor space convenience retail and 70 square metres gross floor space ancillary, car parking and all associated site development and landscaping works and the forming of a new access onto Enfield Road and a new roundabout onto the access road leading to the Kilcock Interchange of the M4, all on lands at Enfield Road (R148), Kilcock, County Kildare in the townland of Boycetown.

The proposed roundabout and access is to be shared with the adjoining land owner.
