- Zoned residential development. The development plan has identified Dunboyne as a 'large growth town'
- M3 and M50 in immediate proximity providing swift access to all major artillery routes
- Within walking distance of Dunboyne and Pace railway station routed to city centre and the docklands

The subject property comprises a residential house extending to approx. 2,774 sq.ft. (257.7 sq.m.) on a site which extends to 0.25 ha (0.62 acres).

The property which is positioned beside Dunboyne town centre has good road frontage and mature boundaries to all sides.

Dunboyne is located in the southeast of Meath and is centred on the crossroads formed by the R156 and the Maynooth Road (formerly designated R157). In the 2016 Census Dunboyne had a population of 7,272, a 26% increase over the 2006 Census figure of 5,363.

Dunboyne is situated approx. 22 km from Dublin adjacent to the M3 motorway. The nearby university town of Maynooth is approx. 10 km to the southwest. Iarnrod Eireann runs regular train services between Dunboyne railway station and Docklands railway station. Passengers can also switch at Clonsilla to the main Dublin-Sligo line. Given the excellent road and rail connections to Dunboyne, it is likely the town will continue to grow and develop as a thriving suburb of the Greater Dublin Area. The property is positioned on the western edge of the town centre on the L2228.

The subject property has a zoning objective 'A1' in the Meath County Development Plan 2013 – 2019 Variation No. 2. The objective is 'to protect and enhance the amenity of developed residential communities".

We understand that all main services are available. However, we advise that all interested parties investigate both the availability and adequacy of all services.

Travelling along the M3 motorway take the Clonee/Dunboyne, exit 4, follow the road through Clonee to Dunboyne town centre. In the town centre go straight through the traffic lights at Mulvany's Fingal House bar. Proceed up this road and property is on your right-hand side opposite the St. Vincent de Paul charity shop.
